Corporate Rentals in Amsterdam: The HR & Global Mobility Guide
A practical guide for HR teams and mobility managers relocating employees to Amsterdam in 2026 โ what to budget, what to promise your employee, and how to avoid the housing bottleneck that derails more relocations than any visa delay.
Why Amsterdam Housing Is the Hardest Part of a 2026 Relocation
Most relocation delays in 2026 aren't visa problems or payroll setup โ they're housing. Amsterdam's free-sector rents averaged โฌ28.53/mยฒ in Q1 2026, up 5.1% year-on-year, and the Netherlands has a housing shortage of roughly 410,000 homes. Private landlords typically require Dutch payslips and an income of three to four times the monthly rent โ conditions a newly hired employee, paid from abroad or not yet on Dutch payroll, simply cannot meet in week one.
The practical result: an employee who can't secure housing before the move either delays their start date or, in the worst case, turns down the role. None of that is a visa problem. It's a housing-supply problem, and it's solvable with the right approach before the employee has even bought a ticket. For the wider market context, see our analysis of Amsterdam's 2026 housing market.
Leaving the housing search to the employee, to start once they are in the country. A private-market home in Amsterdam typically gets 30+ applicants and is gone within 2-3 weeks, and the applicant without a Dutch payslip is rarely the one who gets the keys. Weeks later most employees are still searching, with no address to register at.
The Right Approach: A Home Arranged Before the Move
Treat housing the way you treat the visa: as something the company arranges before the employee travels, not something the employee solves afterwards. Three lines of the relocation plan change when you do. The home is available within days, where a private-market search takes weeks and often longer. No Dutch payslip is required, so an employee paid from abroad qualifies. The company receives a single monthly invoice rather than the employee paying. It's why most of our HR clients now have the home in place from day one.
What you can promise your employee is just as concrete: a furnished home, ready on the start date, on the same terms as every City Retreat tenant. Every home is let on a residential tenancy agreement for an indefinite period. You can give one calendar month's notice once the initial period in your agreement has passed. The employee registers in the BRP at the address.
2026 Budget Guide: What to Expect Per Employee
All-inclusive monthly rates covering rent, utilities, Wi-Fi, furnishings and linen โ the figures you can put directly into a relocation budget without padding for unexpected extras.
Two reductions belong in the relocation budget from the start, not as a pleasant surprise later. Agree a four-month initial period and your monthly rent is 10% lower for the whole tenancy. That one is your decision. Tenancies starting between 1 November and 28 February have a 10% lower monthly rent for the whole tenancy. That one follows from the start date. Both apply together when a tenant qualifies for both. Put them in before you compare the figure with private-market alternatives.

Get in touch โBRP Registration: The Step That Blocks the Rest
Almost every downstream administrative task โ a Dutch bank account, health insurance, payroll setup โ depends on the employee having a BSN, which in turn depends on registering in the BRP at a valid residential address with the Gemeente Amsterdam. Until that is done, everything else on the relocation checklist quietly waits.
With a City Retreat home the address is there from the first day, and what we tell every tenant fits in three sentences. You register in the BRP at the address within five days of moving in. We send you the instructions before your tenancy starts. Your BSN follows from registration. For the appointment and the documents, see our Amsterdam registration guide to share directly with relocating employees.
Where to House Employees, By Function
Location choice affects commute time, employee satisfaction, and โ for larger teams โ how easily colleagues can be placed near each other. A few patterns from our corporate rentals:
Zuidas / Amsterdam Zuid
The default for finance, legal and consulting employees working at or near the Zuidas business district. The office is often walkable or a bike ride away, and there is a direct rail link to Schiphol.
Centrum / Canal Ring
Popular for senior hires and last-minute starters who value being central over being near a specific office โ most of the city is walkable from here.
De Pijp & Oud-West
A strong fit for younger hires and tech employees who want a lived-in, residential feel rather than a business-district address.

Frequently Asked Questions
Can we invoice directly to our company rather than the employee paying?
Yes. We invoice directly to your company, mobility provider, or relocation agency, whichever arrangement fits your process. We're happy to discuss corporate account arrangements for ongoing or multiple rentals.
How quickly can a new hire be housed?
Often within a few days of confirming the rental, subject to availability. For urgent relocations, contact us directly and we'll prioritise finding a suitable option.
Does the employee need a Dutch employment contract to qualify?
No. Unlike private Amsterdam landlords, we don't require Dutch payslips or a minimum income level, which makes us well suited to employees arriving before their official start date, on international contracts, or on project-based assignments.
Can you house multiple employees from the same company at once?
Yes. A significant share of our corporate clients rent several apartments across the year for different team members. We can set up a corporate account arrangement to streamline renting and invoicing for repeat clients.
