Monthly Rentals in Amsterdam
Fully furnished monthly apartments in Amsterdam with one all-inclusive price: rent, utilities, Wi-Fi and linen. A real home and a real address, ready the day you move in.
What Is a Monthly Rental in Amsterdam?
A monthly rental is a fully furnished apartment that you pay for in one monthly figure. Rent and bills together. You move in with nothing but a suitcase.
Private leases in Amsterdam want a Dutch employment contract and a salary of three times the rent. Our furnished apartments are real homes with a real address, open to people the private market turns away.
Every home is let on a residential tenancy agreement for an indefinite period. You can give one calendar month's notice once the initial period in your agreement has passed.

Renting in Amsterdam Today
Amsterdam's rental market is under sustained pressure. Average rents reached €28.53/m² in Q1 2026 — up 5.1% year-on-year — and the Netherlands has a housing shortage of around 410,000 homes.
The private market is the cheapest option per square metre, but it's effectively closed to anyone without Dutch payslips, and almost nothing is furnished. For more on how this is affecting relocating professionals, see why employees are rejecting job offers in Amsterdam.
How Much Do Monthly Rentals in Amsterdam Cost?
Costs vary by size and location. Every City Retreat rate covers rent, utilities, Wi-Fi, furnishings and linen, so the figure below is the figure you pay.
The rates below are for our central Amsterdam apartments. Nieuw-West is priced lower — see the budget note underneath.
Two things lower those figures. Agree a four-month initial period and your monthly rent is 10% lower for the whole tenancy. Tenancies starting between 1 November and 28 February have a 10% lower monthly rent for the whole tenancy. Qualify for both and both apply.
Our Nieuw-West studios are the cheapest monthly accommodation in the City Retreat portfolio, from €2,760 per month. They're in a converted church building beside Rembrandtpark, eight minutes from Schiphol by train from Lelylaan. See the full range on our Amsterdam studio apartments hub or read the Nieuw-West neighbourhood guide.
All rates include electricity, water, gas, high-speed Wi-Fi, fully furnished interiors, kitchen equipment, bed linen and towels, and access to our team throughout your tenancy. City Retreat arranges a professional clean before you move in and at the end of the tenancy. Cleaning during the tenancy can be requested at extra cost with four days' notice. There are no estate agent fees and no separate service charge. See what you'd otherwise be paying in our Amsterdam energy and utility costs guide.
One thing worth understanding before you sign anything in the Netherlands: who pays which local taxes and charges on a furnished rental isn't always obvious, and it's a common source of disputes. Our guide to Amsterdam residential taxes for expat rentals sets out what a tenant is and isn't liable for.

Registration and Contracts on a Monthly Rental
Your BSN (citizen service number) is the key to a Dutch bank account, healthcare, DigiD and most employment contracts. You get it by registering your address with the municipality.
As a City Retreat tenant you register in the BRP at the address from the start of your tenancy. Our guide to registering in Amsterdam and getting your BSN walks through the appointment, the documents and the timings.
On the contract itself: you sign a straightforward Dutch residential tenancy agreement. The deposit is one month's rent. It is returned within 14 days of the end of the tenancy. We don't ask for Dutch payslips, a salary multiple, or a guarantor. More on how the terms work on our rental contracts page. If you're being relocated by an employer, we invoice the company directly. See our corporate rentals in Amsterdam page.

Monthly Rentals in Amsterdam: FAQs
How much does a monthly apartment in Amsterdam cost?
Central Amsterdam monthly rentals start from around €2,600 for a studio, €3,500 for a one-bedroom, €4,500 for a two-bedroom and €5,400 for a three-bedroom, all-inclusive. Our Nieuw-West studios are priced separately and are the cheapest option in the portfolio.
Can I lower the monthly rent?
Yes, in two ways. Agree a four-month initial period and your monthly rent is 10% lower for the whole tenancy. Tenancies starting between 1 November and 28 February have a 10% lower monthly rent for the whole tenancy. Both apply together when you qualify for both.
Do I register with the municipality?
You register in the BRP at the address within five days of moving in. We send you the instructions before your tenancy starts. Your BSN follows from registration.
What's included in the monthly price?
Everything you need to live: electricity, water and gas, high-speed Wi-Fi, fully furnished interiors with kitchen equipment, and bed linen and towels. City Retreat arranges a professional clean before you move in and at the end of the tenancy. Cleaning during the tenancy can be requested at extra cost with four days' notice. There are no estate agent fees and no separate service charge. The deposit is one month's rent. It is returned within 14 days of the end of the tenancy.
Do I need a Dutch employment contract or a minimum salary?
No. Private landlords in Amsterdam commonly require Dutch payslips or a salary of three times the monthly rent, which excludes many expats, self-employed professionals and people arriving ahead of a start date. City Retreat doesn't apply those restrictions.
Which taxes and charges am I liable for as a tenant?
On a City Retreat monthly rental, utilities and the charges bundled into your rent are covered. You receive one monthly figure. Dutch residential taxes are split between owner and occupier in ways that catch a lot of newcomers out, so our Amsterdam residential taxes guide sets out what a tenant is and isn't liable for.
How quickly can I move in?
Often within a few days of signing the rental agreement, subject to availability. If you need to move in soon, tell us your desired start date and we'll work with what's free.
Why is it so hard to find a private monthly rental in Amsterdam?
Amsterdam's rental market lost more properties than were listed in Q1 2026, average rents reached €28.53/m² (up 5.1% year-on-year), and the Netherlands has a housing shortage of roughly 410,000 homes. Landlords in that market have no reason to furnish a home or to look past Dutch payslips, which is why dedicated monthly rental operators exist.
